FROM THESIS TO OPERATION
A transportation asset moved from dormant capacity to live customer service.
Blue Ocean invested in the roughly 1,750-space facility at 7625 Monroe Road. Hobby Airport Parking opened in July 2026 as a new off-airport option approximately 2.5 miles from William P. Hobby Airport, with covered and uncovered parking, complimentary shuttle service, and advance digital reservations.
THE OPERATING PLATFORM
Convenience, technology, and reliable airport access.
The reopened facility pairs substantial covered-parking capacity with Premium Parking's reservation technology and complimentary shuttle service. Customers can reserve before arrival and move from parking to terminal through a clear, branded experience.

THE INDUSTRIAL INVESTMENT LENS
Execution turned the real estate into an operating business.
Operational proof
The facility is open, branded, reservable, and serving customers—not waiting on a future use case.
Technology enabled
Digital reservations and Premium Parking's platform reduce friction from booking through departure.
Durable demand
Airport passenger activity supports a recurring service need beyond a single tenant or lease event.
