A $9 million multidisciplinary care center at 2400 Lakeview Drive, created to make healthcare more convenient, streamlined, and comprehensive for Beavercreek and surrounding communities.

02 · VANDALIA

A healthcare hub positioned for access.

A $9 million facility at 600 Aviator Court, strategically positioned near the Interstate 75 and Northwoods Boulevard interchange to make coordinated care easier to reach.

Blue Ocean organized and led an investor group that secured an equity position in the two-building opportunity. The vertical development was sponsored by Al. Neyer; Blue Ocean’s contribution was investment leadership—bringing capital together around a clear real-estate thesis and a strong healthcare operating partner.

The completed portfolio was sold for $35 million, generating a 2.0x multiple on the group’s investment.
